Express Realty Services (“ERS”) provides sign placement, lockbox placement, and Supra placement services throughout the Greater Houston area. By using our services, you agree to the following terms:

1. Services

ERS installs, removes, and stores real estate signs and lockboxes.
We provide hooks and basic cleaning before each install.
We photograph installations and removals for your records.

2. Liability & Indemnity

ERS is not responsible for theft, loss, or damage to items once delivered and installed at a property.
While in ERS storage facilities, we assume reasonable care for your equipment.
Indemnity: By using our services, you agree to indemnify and hold Express Realty Services, its owners, employees, and contractors harmless against any claims, damages, or liabilities arising from the use of our services, including but not limited to property damage, loss, or injury.

3. Sign Policy

After 120 days, customers may request a visual inspection and wipe-down with photo confirmation for a $25 fee.
If no new order is placed within 180 days, ERS reserves the right to return all client-owned items.

4. Scheduling & Cancellations

Orders received by 5:30 PM CST qualify for next-business-day service.
Weather may delay service.
Cancellations or reschedules with less than 24 hours’ notice incur a $25 fee.

5. Payment

A valid credit card must be on file; services are charged upon booking.
If the incorrect Zone is identified during booking, we will contact you to cancel the order so it can be rebooked in the correct pricing zone.
Call for pricing on Zone 4 areas.

6. Photos, Keys & Notifications

ERS takes photos upon delivery and removal.
If an item is missing or damaged at pick-up, we notify the customer immediately.
All keys should be removed before pickup. If a key is left in the Supra or Lockbox, it will be placed under the door mat or the closest rock or plant near the front door. A photo of the key placement will be sent to the customer.

7. Policy Changes

ERS reserves the right to modify these Terms at any time. Continued use of services constitutes agreement to updated terms.
